Student Housing
Our core practice. We partner with universities to deliver modern on-campus communities through P3 structures — the university typically keeps its land, always its debt capacity and credit rating, and gains housing its students can afford.
Workforce Housing
We work with cities, counties, and public agencies to develop attainable housing for teachers, healthcare workers, first responders, and other essential employees. Multiple projects are in active development.
Healthcare & Senior Living
Through the Madrone Health Foundation, we develop, own, and finance healthcare facilities and senior living communities — lessening the administrative and financial burdens of hospitals and health systems.
Hospitality & Community Facilities
From conference hotels that anchor campus districts and downtown economies to civic infrastructure — the same nonprofit ownership model, applied to facilities that generate lasting economic benefit. A hotel project is in our pipeline.
Energy & Infrastructure
Energy and infrastructure assets for public partners — including utility-scale solar under municipal power purchase agreements and hospital energy-as-a-service in active development.
How a Madrone partnership works

Site Control
A single-purpose Madrone nonprofit entity takes site control — typically through a long-term ground lease that keeps the land in the institution's hands, or by owning the land directly where that better serves the partner.
Tax-Exempt Bonds
A governmental conduit issuer sells tax-exempt (and, where needed, taxable) revenue bonds. Proceeds are loaned to the Madrone entity to fund construction. Debt is secured by project revenues alone.
Off Balance Sheet
The institution typically does not finance, backstop, or guarantee the project. Financings are typically structured to preserve institutional debt capacity and minimize balance-sheet impact.
Professional Delivery
Madrone engages experienced financing teams, including nationally recognized developers, contractors, architects, underwriters and counsel, and retains professional management for ongoing operations.
Community Benefit
Because the owner is a 501(c)(3), surplus revenues typically flow back to benefit the partner institution — and at the end of the term, the facility typically belongs to the institution.
